LOCATION
It is a building of social housing in the area of Torre Baró and of which Roig was the winning company. This public work will provide 31 homes for social rent and will be able to accommodate up to 90 tenants.
The houses have a useful area of between 65 and 80 m2 and with 3, 2 and a bedroom. Two of these homes have been adapted for people with reduced mobility.
This building designed on the ground floor with five floors high, between Castelldefels streets and Avenida Escolapi Càncer in Barcelona, will have medium-high quality finishes, with parquet floors.
The residential building, designed by Alday Jover Arquitectos, S.L.P. and Burgos & Garrido Arquitectos, S.L.P., U.T.E, stands out for its U-shape, so that the entrance to the houses is made inside the building through walkways that communicate to a pleasant courtyard of neighbors.
LEAN methodology
For the execution of the work, the ROIG team has applied the LEAN methodology and LPS Planning. Within this methodology, ROIG has worked with the 5S management technique that aims to achieve organized, orderly and clean work environments permanently, resulting in a high level of productivity.
AA Energy Rating Building
Thanks to these methodologies to the implementation of sustainable construction practices, this building has been designed to obtain the energy classification AA, the highest energy efficiency rating that can be awarded to a home, which means that it will be able to consume up to 40-50% less than a conventional building.
To obtain the highest energy rating, a Insulation system for the exterior facades type SATE – 8cm on the main façade – which, in addition to improving efficiency, improves the comfort of its tenants, as well as a ventilated façade insulation system by HPL compact laminate panels, on the interior façade.
As for the air conditioning systems, Roig has installed aerothermal systems in the building, to provide homes with maximum energy efficiency and minimum consumption. In addition, energy recuperators have been placed in all homes and photovoltaic panels on the roof, with the aim of reducing light consumption.
This new building has been executed by ROIG in 16 months.
