LOCATION
Hand in hand with Loiola, we started the works of the Migdia promotion, a new multi-family building of 50 homes located in the Eixample Sud neighborhood of the city of Girona. During the first quarter of 2022, we already carried out the preliminary works of demolition and dismantling of the existing buildings, two segregated warehouses destined to automotive workshops.
The block consists of a basement for parking and storage rooms, ground floor and three floors. Inside, the block is distributed equally between two independent stairs, 25 homes with access by Sant Miquel Street and the other 25 by Santiago Street. On the ground floor there will be bright homes with one, two and three bedrooms that will also have large terraces. In the rest of the floors, we will find houses with two and three rooms equipped with balcony.
Foundation and structure
The foundation of the building is planned with superficial footings, braced to the perimeter footing of the retaining wall executed by bataches. The rest of the structure will be made with reinforced concrete by means of pillars and bidirectional reticular slabs, the last one being forged an inclined reinforced slab that will support the gabled tile roof.
Conditioning system and installations
Following the commitment to the environment, it should be noted that the houses in the building are provided with a systemof production of domestic hot water (DHW), heating and air conditioning by aerothermal energy. In addition, all the sanitation, plumbing, ventilation, electricity and telecommunications facilities established by current regulations will be available.
Finishes
The façade of the building has been planned with exposed brick throughout its surface, combining different shades of brick and some battered cloth finished painting. The insulation of the façade will be carried out inside by means of a water-repellent mortar project to guarantee the waterproofing of the envelope, and the subsequent cladding with rock wool to thermally isolate the building from the outside. The exterior enclosures are raised with aluminum profiles and glass with chamber for thermal bridge break.
The interior partitions are planned with painted laminated plasterboard, the floors will be stoneware in wet areas such as bathrooms and kitchens, and parquet in the rest of the house. In turn, the walls of the wet areas will include an additional ceramic coating.
LEAN methodology
For the realization of the work, ROIG will apply the LEAN CONSTRUCTION Methodology. An already habitual dynamic with which, in a collaborative way with all the agents that will participate in the development of this project, will allow them to meet all their time and quality objectives.
