ELIX Project

ROIG signs a new collaborative project for the construction of a multi-family building in Madrid, specifically at 35 Francos Rodríguez Street.

The project, by Gestora de Inversiones Inmobiliarias ELIX, is being developed in association with LÓPEZ Y TENA ARQUITECTOS S.L.P. and EPISA INGENIERÍA S.L.

As a relevant fact, it is worth mentioning the preservation of the façade of the existing ground and first floor building, while two new floors below ground level are added to house parking spaces and storage rooms, thus respecting the aesthetics and the historic character of the urban environment.

In addition, LEAN methodology is implemented in the preconstruction and construction phase, optimizing resources and improving operational efficiency. This methodology focuses on eliminating waste, improving coordination between teams and increasing customer satisfaction, ensuring that the project is developed efficiently and within the established deadlines.

38 homes, community pool and parking lots

This modern building houses 38 homes offering a variety of one- and two-bedroom layouts. Each unit with access to outdoor common areas, including terraces and a community pool, ensuring a community atmosphere.

The design of the building includes a first floor, 4 floors above ground, attic floor and roof, as well as two basement floors that will house a parking garage with 38 parking spaces and 38 storage rooms, accessible by elevators.

Key aspects such as orientation and natural lighting have been taken into account in the design of the building, ensuring that all apartments enjoy beautiful views and optimal ventilation.

In addition to having excellent thermal-acoustic insulation and energy efficiency to provide a comfortable and sustainable environment.

A collaborative project that combines cutting-edge architectural design with functionality and comfort for future residents.
