Industrial building, Esplugues de Llobregat, Barcelona

This is the executive project for the refurbishment and expansion of an industrial building at C/Sant Gabriel 68, Esplugues de Llobregat (Barcelona), designed by OUA Arquitectes Associats SLP.

ROIG’s main objective is the conservation of the existing façade, as well as the installation of new openings and the replacement of carpentry to significantly improve the general conditions of the building.

The expansion of the area will include a new free-standing pillar structure, on which a new first floor volume plus three additional floors will be erected. The new construction facades on these floors will be composed of masonry walls with strategic large openings, ensuring harmonious integration with the existing design.

Rehabilitation, energy efficiency and comfort

As for the interior and exterior adaptation, the original industrial use will be respected, minimizing structural alterations in the rehabilitated area and reinforcing only when necessary. The restoration of the serrated roof and the replacement of the current fiberglass enclosure with methacrylate modules in the roof openings will be carried out, thus guaranteeing improvements in energy efficiency and interior comfort.

The project also contemplates the creation of new functional areas on each level, from the reconfiguration of the basement to house a parking area and technical rooms, to the implementation of a modern access lobby, administration and multipurpose spaces on the first floor. The upper floors will house research areas, offices and laboratories equipped with state-of-the-art technology, including access to private terraces that maximize the connection with the outside environment.

Ultimately, this intervention is not only focused on meeting the highest regulatory and safety standards, but also on providing an innovative and sustainable working environment that supports the current needs of our customers.
