ROIG carries out the rehabilitation and adaptation works of the Can Garcini estate, located at 40-46 Xiprer Street, in the Guinardó district (Barcelona), to turn it into the new Casal de Gent Gran of the Horta-Guinardó district. The project covers a total area of 667 m² and is being executed under sustainable public procurement criteria.
The project includes not only the comprehensive rehabilitation of the property, but also the construction of a new annex building that will house a multipurpose space, designed as a hub of activities for both the casal and the neighborhood. This space will feature a double-height room open to the gardens and more private rooms on the upper floor, in response to the diverse and changing needs of future users.
Maintaining the original architectural essence
The project is based on a respectful approach to the historical value of the estate, maintaining the original architectural essence.
For this purpose, the selective demolition of added or dissonant elements with the original construction is foreseen, recovering the traditional volumetry and materials. Heritage elements will be preserved and restored and original materials such as hydraulic tiles and ceramic tiles will be reused.
Gardens as an urban and social ecosystem
One of the highlights of the project is the creation of gardens open to the environment, which will act as a social connector and green lung for the neighborhood. These spaces will be designed to promote biodiversity through the planting of plant species adapted to local microclimates, thus recovering the domestic and agricultural spirit characteristic of Catalan farmhouses.
Different areas with specific uses are defined: meeting spaces, shaded areas, orchards and fruit trees, a pond and an interpretation area for the gardens. All this conceived not only as green infrastructure, but also as an integrating space at the service of the community.
A sustainable and inclusive intervention
The intervention incorporates sustainability measures in all areas: from waste management and the use of recycled materials, to the bioclimatic design that favors natural lighting and ventilation. The objective is clear: to return Can Garcini to the neighborhood as a lively, accessible, efficient and respectful of its history.
