Construction of three multi-family buildings

ROIG has completed the earthmoving, containment and foundation works of the Mataró Playa Residencial project of TR Grupo Inmobiliario, located at Avda. del Maresme, 476.

Currently, the ROIG team is executing the slabs of the ground floor and the pillars and cores that go from the PB to P1 to subsequently carry out the existing post-tensioning works in the slab of the first height.

In addition, it will begin imminently with the execution of the Y-shaped pillars that support large overhangs, without a doubt, one of the distinctive signs of the promotion from the architectural point of view.

It is a new construction project of a set of three multi-family buildings of different floors. In the floors above ground are distributed the 72 houses that form the set, among which 48 free homes stand out.

On the ground floor we find a large communal area, with planters, benches, bicycle parking, outdoor solarium, community pool, as well as commercial premises scattered on all sides of the complex. Finally, in the basement are located the parking spaces and the different storage rooms.

The new development has sea views in almost all its 2, 3 and 4 bedroom homes, located on the seafront of Mataró, specifically in the neighborhood of La Havana.

Its large terraces stand out through which natural light enters and offer a direct view of the sea, being located in a privileged area free of neighboring buildings. The 48 free houses, made with high quality materials, have floating flooring in all rooms, except kitchens and bathrooms, in ceramic tile. To ensure sound insulation, ROIG will install a 10 mm thick expanded polyethylene sheet on the entire horizontal surface before laying the pavement. In addition, different acoustic insulations will also be provided in vertical partitions, thus guaranteeing that the sound insulation values will comply with current regulations on noise protection.

Aerothermal energy to guarantee the energy efficiency of homes

To ensure that the building is energy efficient, the implementation of Air conditioning systems by aerothermy. The interior installation will consist of fiber ducts that will meet the required acoustic requirements and they will be connected to the impulsion grids located in different areas of the house.

These ducts will be connected to a fancoil interconnected with the aerothermal machine. These indoor machines are connected to the outdoor unit located on the covered floor. Aerothermal energy is a clean technology that uses renewable energy from the environment and that will allow tenants to obtain cooling, heating and domestic hot water in a single installation. The interior temperature of the buildings can be regulated by the thermostats installed for this purpose.

With regard to the façade, most of it is solved by acoustic gero enclosure, covered on the outside by means of thermal insulation system on the outside (SATE) and with an interior PYL cladding equipped in its chamber with mineral wool. The planned aluminum carpentry has thermal break, double glass system with intermediate air chamber and motorized roller aluminum blinds with injected insulation, therefore, the entire set described above guarantee the levels of acoustic and thermal insulation to ensure the comfort of future tenants

LEAN methodology

For the realization of the work, ROIG will apply the LEAN Methodology with weekly planning with the different subcontractors, in order to analyze the fulfillment of objectives, study possible solutions for the optimization of times of the activities in execution, as well as to identify and transmit to the construction management possible restrictions with the aim of obtaining the relevant solutions before the deadlines, in which these may hinder the optimal progress of the works, in order to complete the works on schedule.
