11 dwellings, Barcelona

In the heart of Barcelona’s well-known Gràcia district, on Carrer Torrent de les Flors, 142-144, ROIG has completed the construction of a residential building with 11 homes.

It is a work of ELIX, a real estate investment manager focused on residential assets with high added value within the metropolitan areas of the main Spanish cities.

This new building has a total of 1,560m2 of constructed area to house an underground, where the parking area has been located, a ground floor, with garden area, two upper floors and a covered floor, where the solarium and a space for the natural drying of clothes have been installed.

ROIG’s challenge: central location, adjoining buildings and narrow streets typical of Gràcia

Its perfect location, in one of the most central streets of this charismatic and bustling neighborhood, the existence of adjacent buildings and the narrowness of the streets, has been an additional difficulty for the execution of the works.

Implementation of the LEAN system

For the execution of this project, the ROIG team has applied the LEAN system and LPS Planning, a methodology that the construction company already applies to all its works and that allows it to work as efficiently as possible, successfully meeting the demanding deadlines established.

At the design level, in this project special attention has been paid to the modern and cosmopolitan design of the interiors, with medium-high finishes, oak parquet floors throughout the room, except in the kitchens and bathrooms, glazed stoneware.
