ROIG begins final phase of innovative eco-housing project in Sabadell

This is the construction of a building of 36 eco-housing units in Sabadell. An innovative, avant-garde project and an example of sustainability and respect for the environment that is currently in its final phase.
Residencial La Creu Alta Sabadell has been a real challenge for the ROIG team, which has worked with the LEAN Construction methodology from the outset. Thanks to this and the implementation of sustainable construction practices, this building is designed to obtain an A energy rating, which means a large reduction in CO2 emissions, savings and a reduction in the building's energy needs.This building has a ground floor, 3 floors for flats and 1 basement floor - with parking spaces and storage rooms. As well as 400m2 of communal areas designed for the leisure of the tenants, which include a 50m2 swimming pool, multi-purpose room with changing rooms, children's play area and even an area for a communal laundry room and storeroom.
The homes, ranging from 1 to 4 bedrooms, are designed to be spacious and bright; the penthouses have spectacular terraces and the ground floor flats have private courtyards.
Insulation and air conditioning
In order to obtain the maximum energy classification, all the systems and materials that make up the building envelope have previously been studied and validated by a team specialized in Energy Efficiency.
Thus, two types of façade were chosen for this building. The main façade, which faces the street, has been designed with a ventilated façade with high-performance rock wool insulation and an air chamber. The secondary is composed by SATE system with XPS type insulation reinforced with Graphite, for greater thermal resistance. Likewise, aluminium profiles with thermal break and double glazing have been chosen, with low emissivity glass and an air chamber with argon gas, for better performance against outside temperatures.
As for the air-conditioning systems, the production of cold/heat in the interior living spaces is carried out by means of the Aerothermal system, which supplies both the underfloor heating and the air-conditioning by means of fan coil and the fibre ducts distributed through the ceiling. Aerothermics provides future tenants with maximum energy efficiency and minimum consumption through a clean technology that extracts up to 77% of the energy from the outside air free of charge.
This state-of-the-art system is designed to provide cooling in summer, heating in winter and hot water all year round.
Controlled mechanical ventilation
With regard to the ventilation of these eco-homes, a device integrated into the building has been installed, which allows controlled mechanised ventilation and works with a central ventilation unit, which forces the extraction of air to renew it and thus guarantee the quality of the indoor air.
As a result, Controlled Mechanical Ventilation makes it possible to efficiently manage energy consumption when renewing the indoor air in a space.
ROIG's team is currently focusing on the interior finishes and enclosures, false ceilings and air-conditioning installations in this building located on Carrer Dinarés in Sabadell.
Construction began in May 2020 and is scheduled for its completion in October 2021.
