90 homes on the Costa Brava, Girona

This is the construction of the Rosa dels Vents development, located on the beachfront of Sant Antoni de Calonge (Girona).

The operation contemplates a change of use from hotel to residential in this project where, in September 2023, ROIG will begin the construction of 90 homes on a plot of 2,900 square meters, on the seafront of the Costa Brava.

The 90 apartments, which will be built with sustainability criteria, will have between one and four rooms, elegant materials, large terraces and the ground floor will have a garden. In addition, the development will have a communal pool area, coworking rooms, gym, 90 parking spaces and storage rooms.

It stands out, especially, a second pool located on the roof of the building, where an authentic terrace-viewpoint is created to contemplate both the sea and the mountains.

The U-shaped building will be developed in 4 cores of stairs with a central access from Vermell street in Sant Antoni de Calonge. Each core will have independent emergency exits. In addition, from the central access you will access the community area.

Inside these exclusive apartments, which will enjoy privileged views of the sea, the materials have been meticulously chosen and of first quality.

Aerothermal and insulation systems

Following criteria of energy sustainability, the production of hot water will be through an aerothermal system. This system, applied to the production of hot water, has an environmental performance superior to the use of solar panels.

As for air conditioning, the houses will be equipped with hot and cold air conditioning, with hidden ducts, located in the false ceilings from which it will be distributed homogeneously in air in all rooms. All controlled by a thermostat located in the living room.

In addition, and as required by the Technical Building Code, homes will have an integrated ventilation system for indoor air renewal.

Insulation will be key to ensuring maximum energy savings as well as the comfort of tenants. The aluminum enclosures will be placed flush below on preframes with double glazing and air chamber. For its part, the façade will be formed by a double sheet with non-ventilated air chamber, where the outer sheet will be covered with SATE, with insulation and internally with plasterboard on metal rakes.
