LOCATION
This is the construction of the Rosa dels Vents development, located on the beachfront of Sant Antoni de Calonge (Girona).
The operation contemplates a change of use from hotel to residential in this project where, in September 2023, ROIG began construction of 90 homes on a 2,900 square meter site on the seafront of the Costa Brava.
The 90 apartments, which have been built with sustainability criteria, have between one and four bedrooms, elegant materials, large terraces and the first floor apartments will have a garden. In addition, the development has a communal pool area, coworking rooms, gymnasium, 90 parking spaces and storage rooms.
It stands out, especially, a second pool located on the roof of the building, where an authentic terrace-viewpoint is created to contemplate both the sea and the mountains.
The U-shaped building has been developed in 4 stair cores with a central access from Vermell street in Sant Antoni de Calonge. Each core has independent emergency exits. In addition, from the central access there is access to the communal area.
Inside these exclusive apartments, which enjoy privileged sea views, the materials have been meticulously chosen and of the highest quality.
Aerothermal and insulation systems
Following energy sustainability criteria, hot water is produced by means of an aerothermal system. This system, applied to the production of hot water, has an environmental performance superior to the use of solar panels.
In terms of air conditioning, the homes are equipped with hot-cold air conditioning, with hidden ducts located in the false ceilings from which air is distributed evenly in all rooms. All controlled by a thermostat located in the living room.
In addition, and as required by the Technical Building Code, the homes have an integrated ventilation system for indoor air renewal.
Insulation is key to ensure maximum energy savings as well as tenant comfort. The aluminum enclosures have been installed flush with the bottom of the building on double glazed frames with an air chamber. On the other hand, the facade is formed by a double leaf with a non-ventilated air chamber, where the outer leaf is made of SATE coated masonry, with insulation, and the interior is made of plasterboard on metal rakes.
