This is the new development of Ramón Turró 294, of Metrovacesa, in Poblenou, Barcelona. It is a residential building with 6 floors and 18 homes of 1, 2 and 3 bedrooms, with parking spaces, in a unique location surrounded by gardens.

The project comprises a high technical complexity in terms of the work prior to the emptying of the land. Screen walls up to 15m deep will be made with excavation by cable machine and bentonymic muds to prevent the collapse of the land as it is excavated. In addition, the project has a series of deep foundations (zapiles) of up to 18m, necessary for the discharge of the forces of the pillars to the depth of the resistant soil substrates.

The fact of being a few meters from the sea, leads to a water table dewatering system through a pumping installation consisting of 4 pumping wells, channeling network to evacuation point and decanter for filtering fines. For the discharge of water, it will always be carried out according to the report of the Catalan Water Agency as it regulates the way of pouring the different groundwater that is in each site of work.

Insulation to ensure maximum thermal comfort

The façade is resolved externally by SATE type system on brick factory with interior thermal insulation on interior plaster, air chamber and cladding with dry dryboard partition and carpentry with thermal break.

Windows and exterior doors (sliding or folding) with profiles with thermal break in lacquered finish, with thermoacoustic double glazing have been planned.

Aerotermia, the technology that uses renewable energy

For the production of domestic hot water and air conditioning (hot-cold) aerothermal heat pumps will be installed through a system of ducts in false ceiling and grids in rooms.

Sustainable construction

The new building is already being built by ROIG through a design that incorporates passive measures (cross ventilation, optimal orientation …), implements renewable energies to the maximum, as well as efficient air conditioning systems and incorporates eco-efficient materials and construction systems.
